We are not looking for every deal. We are looking for opportunities where an operator's view of the real estate can change the outcome.
Every opportunity is screened through the same six-part discipline we sell through the Deal Desk and teach through the Academy: basis, use, density, cost, capital, and exit.

The investment filter

Six questions every opportunity must answer.
1 · BASIS
Is the entry price defensible against real comparables and residual land value?
2 · USE
Is the proposed use permitted, approvable, and supported by demand?
3 · DENSITY
Is the yield realistic under actual zoning and site conditions — not the broker's story?
4 · COST
Do budget, site work, and carry reflect what the project will really cost to deliver?
5 · CAPITAL
Can the deal be financed on terms that protect the downside?
6 · EXIT
Is there an identifiable buyer, tenant, or refinance path at the end?

What makes a deal attractive
Defensible basis, entitlement upside, realistic density, manageable construction exposure, a clear exit, underwritten demand, and the ability to create value through control, approvals, repositioning, or development.
What makes a deal unattractive
Inflated seller expectations, speculative density assumptions, unclear site control, major unknown utility or environmental risk, no identifiable exit, or pricing that assumes all the upside before the work is done.
